-39k + maintenance, is a decent deal. gud- usually rent is paid AFTER the month is over. here u are paying in advance for that month. thats ok, but its a concession u are giving to the landlord-how can painting be done “externally” for an apt ? clarify if needed- 11-month lockin is big. usually, this is how the clause works : first 11 months, 3 month notice. after that, 1 month notice4-1-1 – lessor is entitled to terminate.. in such an unlikely situation, prorata rent till the period of occupation date, shall be the total amount payable ( and not till the end of the 11-month period!)- capex demand by assn, full apt complex repair/painting works – to be paid by lessor – if car park not used by lessee, he can sublet it to another resident (pt 7 can be modified if so)- usually there is a “schedule B” which mentions list of fittings, no of fans/lights etc——just my comments. u MAY choose to ignore these pts based on comfort levels.———————————————–Good morning!Now everything is fine here!Thank you for your prayers/supports.I will settle all the dues ASAP.I was very busy with some other important matters to be settled immediately, so I was not able to get in touch with you till today. My last update was in Dec 1st week of 2024.Now we are in June 2025. Prema health is somewhat ok, no big issue. Last one year, no more Manipal hospital, no cancer medicines etc. Only nebulisation ( steam – 4 times a day), no oxygen.Last month we took her to “Karunaashraya”, which is a trust hospital for “END-STAGE” cancer patients in Bengaluru. ( Amma’s cancer doctor ( Dr Poonam of Manipal) refered us to them about 1 year back).Main health problems now ( not very big) = a. Shoulder pain ( helper is doing oil massage)b. No bladder control ( so we are thinking about tube, but not sure)She is ok otherwise as usual. But last one-two weeks she is getting lot of breathing problem even if she walks a few steps. So lung problem is there, but we dont know how big or how serious.Prema is cheerful as always, and she sends her best wishes to everybody. Starting Jan 2025, Prema has been doing lot of donation towards temples, charity trusts etc, and getting blessings from them. So she is also happy mentally (It is definitely miracle that she is still around, since it is about 2 years since her cancer relapse, and about 1 year after the June 2024 serious condition).Thank you for all your prayers. One month rent for painting/renovation ( as per agreement) = Rs 13230h. TNEB payment = ?i. Maintenance payment to association = ?j. Breakage/repair = ?—————So, total deductions = Rs 62940 PLUS items h,i and j. So, balance to be paid to me = Rs 12940 plus please handle items h,i and j ——So, as per calculations, adjustments have to be paid to me. Please work with Appu Sir on how to go about this. I dont want to put unnecessary pressure, but have just given the exact figures for you to decide what to do, Sir.Am always there to support in any way i can.
