Ms Rajani Rao has two adjacent sites ( 10000 and 11000 sft) in “one continuous single fenced area”, at Jain Farms agricultural land. However, each of these adjacent sites have their separate sale deed and patta each. But there is no boundary or demarcation between these two sites, and it is one continous area of 21000 sft 2. In this single fenced area, somewhere in the middle of the whole 21000 sft plot, she has a house already built in 2007. All panchayat approvals, building sanction plan etc are in place. 3. Now, she intends to gift 50% of UDS of this entire 21000 sft area, to her sister Dr Pallavi, so that they become joint owners of the whole place. This can obviously be done in the form of a gift deed etc. 4. The only catch is that Dr Pallavi holds a UK passport. She lives in Bengaluru only, but she uses this UK passport to go to UK for two months in a year to practice medicine there. But she has indian aadhaar card etc 5. As per our meeting with Mr Vidhya Bhaskar on Saturday ( 31st Jan 2026), he mentioned that if a house is there on the plot, then the problem is solved. So pl note that an old house is already there on the plot. Hence, pl confirm if the 50% UDS gift deed can hence be made directly to Dr Pallavi now itself. 6. After a few months, both Rajani and Pallavi as joint owners, intend to demolish the existing house and build a new house in that whole plot somewhere in the middle.
