However, if this is not the case, Venkatesh has promised to handle at his end and close the matter with the floor below.——RENEWAL OF RENTAL / LEASE AGREEMENTWITNESSES AS FOLLOWS:-I. WHEREAS the Lessor is the absolute owner of the apartment listed as B-302, Gopalan Admiralty Square, Off 13th Cross, 6th Main, Indiranagar 2nd Stage, Bangalore-560038. Comprising of 3 bedrooms, 3 bathrooms, Kitchen, Hall, Balconies, Internal Staircase, Terrace Area and relevant Fixtures, Fittings and fully described in the Schedule written hereunder, and hereinafter referred to as the “SCHEDULE PROPERTY”.II. ACCORDINGLY, THIS AGREEMENT WITNESSES That the Lessee hereby agrees to take on Lease the Schedule Property on the terms & conditions, hereinafter mentioned.DURATION:The duration of the Lease shall be for a period of (11) eleven months commencing from 1 June 2025 to 30 April 2026 and subject to renewal thereafter ( as per discussion points mentioned in clause 14)RENT:The monthly rent payable by the “LESSEE” to the “lessor” is Rs. 71,000 (Rupees Seventy one only), towards the use and occupation of the Schedule Property and towards furniture and fixtures. This amount shall be payable on or before the 10th day of each calendar month after the end of the month. So, rent is paid post the stay for the month.DEPOSIT:The Lessee has paid an interest free refundable security deposit of Rs. 250,000 (Rupees Two lakhs and fifty thousand only) during the time of occupation in 2020, the receipt of which the Lessor hereby acknowledges. The Security deposit shall be repaid on termination of the lease or at the time of vacating the Scheduled Property, subject to deduction of arrears of rent and legitimate claims for breakage/damages and other charges if any. The lessor will leave the premise on as-is basis (ie without cleaning and painting). The lessee will hand back the property at the time of vacation, without needing to do repainting/cleaning. Assume that the lessor hands over without breakage/damage, and assume lessee hands it back in same way (or pays up for damage/breakage). The Lessee shall be entitled to retain the possession of the Scheduled property rent free till the repayment of the interest – free deposit. When the Lessee is willing to hand over the possession on termination of the lease and in the event the Lessor fails to refund the Security Deposit of Rs. 250,000 (Rupees Two lakhs and fifty thousand only), an interest at the rate of 12% per annum on the amount payable to the lessee shall be payable by the Lessor for the delayed period.4.ELECTRICITY AND OTHER CHARGES:The Lessor shall provide separate meter for electricity, and telephone consumed by the lessee and the charges shall be paid directly by the Lessee to the concerned authorities.5.BUILDING MAINTENANCE CHARGES:The building association (RWA) levies monthly charges towards maintenance of the common areas, cleaning, security etc. The Lessee shall pay directly and regularly every month the maintenance charges applicable to the Scheduled Property to the concerned authorities directly.6.PROPERTY TAX:The property tax and all other taxes, rates, cesses, assessments, duties payable hereinafter in respect of the Scheduled property to the Municipal Corporation or any other authorities of the Government shall be paid and borne by the Lessor.7.ADDITIONS AND ALTERATIONS:The Lessee shall not be entitled to make any additions or alterations to the Scheduled Property which involves structural changes without the written consent of the Lessor. The Lessee shall however, be entitled to erect wooden, or other lightweight partitions and cabins within allowable structural load limits in the Scheduled Property and to make alternative or additions to light points wiring and sanitary fixtures with the written consent of the Lessor. The Lessee shall be entitled to remove the same at the time of vacating the premises and the premises shall be made good by colour washing to the satisfaction to the lessor.8.USER:-The Scheduled Premises shall be used by the Lessee only for residential purposes and shall not use or permit any unlawful purposes. The Lessee shall not sublet the premises under any circumstances without prior written consent of the Lessor.9.INSPECTION: The Lessee shall permit the Lessor or his partners, agents, servants, during reasonable hours in the day time and upon making prior appointment and with the consent of the Lessee to inspect the Scheduled Property and will permit the Lessor to Carry out such works within the Schedule Property which are required for the general upkeep of the whole building.10.TERMINATION OF LEASE:The Lease may be terminated by giving one month’s notice in writing by either side. Notwithstanding what is stated above, the agreement shall be liable to be revoked by the Lessor, if the Lessee is in default in monthly repayment of rent and / or other charges two months after the same have fallen due or either of the party commits breach of any terms and conditions of this agreement.11.LESSOR’S COVENANTS:The Lessor who is the absolute owner, has got the right title and power to grant this lease of the Scheduled Property to the Lessee. The Lessor covenants with the Lessee that the Lessee paying the Lease rent and other charges Payable as per this agreement regularly and duly observing the terms and conditions thereof shall be entitled to quiet and peaceful enjoyment of the Scheduled Premises during the subsistence of this agreement without any obstructions, interruptions or person or persons claiming through, under or in trust for the Lessor or disturbance by the Lessor or any copy.12.The Lease Agreement shall be executed in one original document (retained with the lessor) and copy given to the lessee.13.DELIVERY BACK OF POSSESSION:On termination of the agreement, either by efflux of time, or otherwise, the lessee shall deliver possession of the Schedule Property to the Lessor in the same conditions in which it was let out. Any expenditure to be incurred by the Lessor to restore the property and to its original condition, natural wear and tear excluded, will be deducted from the security deposit given by the Lessee. The UPS/battery unit may be maintained by the lessee regularly with the use of distilled water etc. The lessee is also responsible for maintaining / replacing the electrical, geyser and small plumbing fittings during course of occupation.UK Sir – Agreement format is given above. Will await your go-ahead to take print and do needful14. As mentioned above, Monthly Rent is fixed at Rs 71,000 for this cycle ( June 1 2025 to April 30, 2026). For the next two cycles, the lessor commits to keep the increment stable at 5% each cycle, and not more than this percentage figure ( ie for May 1 2026-March 31 2027 and April 1 2027 to Feb 29 2028). So, the monthly rent for cycle starting May-2026 is fixed at Rs 74500 ( rounding off to lower number), and Rs 78200 for cycle starting April-2027.15. Any damage caused by the Lessee shall be made good by him promptly.
